IN THE WORKS

A FEW THINGS I'M WORKING ON.

I usually have a few ideas on the go. Some are still being researched, while others have developed far enough to start taking shape. They are more than ideas on paper. I am looking at where they could go, who they could be for and whether there is something worth developing further.

I don't put everything online, but these are a few of the things currently keeping me busy.

SELLING FARMS IN PRACTICE

A Practical Guide for South African Real Estate Agents

Selling a farm is not the same as selling an ordinary residential property.

A farm can include land, water rights, buildings, houses, livestock infrastructure, crops, irrigation systems, machinery, leases, production records and a working agricultural business. It can also involve zoning, title conditions, municipal issues, taxation, finance and a range of other factors that an agent may not encounter in a normal property transaction.

Selling Farms in Practice is being developed as a practical field guide for South African real estate agents who want to understand this environment and handle farm sales with greater confidence.

The idea came from seeing how often agents are expected to sell agricultural property without a proper working guide to what they need to know. An agent may understand residential property very well but quickly find that a farm requires a completely different approach.

The guide will take the agent through the process from the first meeting with the seller to the eventual sale. It will cover the questions to ask, the information to collect, and the issues to understand before putting a farm on the market.

It will look at matters such as identifying the type of agricultural property, understanding the land and its potential, water, grazing capacity, improvements, production, farm infrastructure, zoning, title deeds, finance, VAT and CGT considerations, pricing and the difference between an agent's comparative market analysis and a professional valuation.

It will also deal with the practical side of marketing a farm. Good photographs, drone footage, accurate information and a proper understanding of what is being sold can make a significant difference. So can understanding the buyer, knowing what information a bank may require and being honest about what the property can and cannot do.

This is not intended to be an academic textbook. It is being developed as a working manual for agents in the field, drawing on research, practical agricultural-property experience, real examples, and lessons learned along the way.

The aim is simple. An agent should be able to pick up the guide before taking on a farm, work through the relevant sections, ask better questions, recognise potential problems and approach the sale with a much clearer understanding of what is involved.

Selling Farms in Practice is intended to become the guide that sits on an agricultural property agent's desk, not one that simply sits on a bookshelf.
